What to Ask Before You Say Yes to a Roofing Quote
Most households buy roof work two or three times in a lifetime. That is not often enough to know what a good quote looks like, so here is what to look for whoever ends up on the ladder.
- Ask how they will reach it. Ladder, tower or full scaffold. Nothing else moves two quotes on the same roof as far apart as this. On the terraces of Barton and Tredworth or the three-storey houses off London Road, the scaffold can cost more than the repair it is there for. The lower quote is sometimes the one that has not thought about access at all.
- Ask them to name the materials. "New tiles" tells you nothing. Concrete interlocking, clay, natural slate, reclaimed to match, or Cotswold stone on the escarpment villages all cost and last very differently, and on an older street the wrong choice is visible from the pavement for decades.
- Ask what happens if the timber is bad. When the covering comes off, battens and rafter feet sometimes turn out to be worse than anyone expected. A sound quote says now how extra timber will be charged, rather than leaving it as a surprise on the last day.
- Ask to see the insurance certificate. Public liability at the least, and the paper rather than the sticker on the van. It is also worth checking whether the firm is on Trading Standards' Buy With Confidence register, which takes about a minute online.
- Ask who stands behind the guarantee. A long guarantee from a young firm is a promise, not a policy. Ask whether it covers workmanship, materials or both, and whether it is insurance-backed.
- Know your right to cancel. If you agree the job at your own front door rather than at their office, you normally have fourteen days to change your mind, unless you have asked for urgent work to start at once. A trader who will not write that down is telling you something.

- Never pay everything up front. A deposit for materials is normal. Full payment before a ladder has gone up is not.

Common Roof Problems Around Gloucester
Gloucester's housing was built in distinct waves, and each wave fails in its own way. A roofer who knows which street they are on will quote the right job first time.
Slate and lead in the old city. Around the cathedral, the Docks, Kingsholm and Wotton the roofs are natural slate on nails that are more than a century old, with lead valleys and parapet gutters that leak into the wall before anything shows inside. Much of it sits in one of the city's fourteen conservation areas, so a change of material can need consent.
Estate tile wearing out together. Longlevens, Hucclecote, Coney Hill, Matson and Tuffley were tiled in the same decades in clay and concrete, and whole streets are reaching the end of that covering at once. Individual repairs still work, but when the neighbours are re-roofing it usually means the same clock is running next door.
Dry-fix failures on the new estates. Quedgeley, Kingsway, Abbeymead and Coopers Edge were roofed with plastic dry-verge and dry-ridge systems instead of mortar. After twenty years the clips let go before the tiles do, and the first sign is a tile lifting at the edge after wind.
Moss on the north slopes. The post-war estates carry concrete tile that holds water, and the north-facing slopes grow moss that blocks gutters and lifts tiles. A proper clean by hand and brush deals with it; a jet wash strips the tile surface and manufacturers say so.
